What made the leads real

  • Almost 900 sellers raised their hand. Only 29% passed qualification — the other 70% were never sent and never paid for.
  • 39% of qualified sellers picked a date and time with the AI themselves: 102 calls, with up to six or seven on the busiest days.
  • Targeting stayed under the area median, so properties are easier to buy at a discount and easier to dispose of.
  • The pipeline included an inheritance split between several siblings, a rebuild the owner couldn't finish, a seller openly in foreclosure, and one whose last buyer walked three days before closing.
  • Most sellers who gave a timeline said under 30 days. Very few pushed out to six to twelve months.
  • The AI sorted every lead into three groups — offer now, work it, and nurture — and tagged each by exit strategy: cash, novation or creative finance.

A Denver-metro cash buyer who is also a RE/MAX agent wanted one outreach engine feeding two businesses: off-market sellers for acquisitions, listing appointments for the brokerage. AI-driven SMS did the cold outreach, qualified every seller on four pillars, and routed each one to the right track.

Put motivated sellers on a 15-minute call — qualified by AI on property condition, reason for selling, timeline and price — and route each one to the right business: a direct cash offer, a novation, creative finance, or a listing under RE/MAX. No seller situation he can't serve.

What made the leads real

  • Every qualified lead is a full SMS thread with the seller's own words on condition, motivation, timeline and price.
  • 45% of qualified sellers booked a calendar slot — up to five calls on a single day at peak.
  • Most of the housing stock was built before 1999, a third before 1950 — renovation upside on almost every property.
  • Of sellers who gave a timeline, the majority wanted to sell within 30 days.
  • Leads sorted into Offer now / Work the numbers / Nurture, and by strategy fit: cash, novation, creative or listing.
  • Real motivations surfaced by the AI: needs funds, tired of managing, relocating, divorce, inheritance, retirement.

  • Only about 1 in 4 interested sellers qualified. The ones that didn't were never sent.
  • The AI sorted every lead into three groups — offer now (29), work the numbers, and nurture — so the team knew who to call first.
  • Each lead was tagged by exit strategy: 23 fit a cash offer, the rest lean novation or creative finance.
  • Most sellers who gave a timeline said under 30 days. Only three were longer than three months.

  • The 28 calls were spread evenly across eight weeks of the calendar — one or two a week, each tagged with the seller's reason.
  • Most of the homes were built before 1950, almost none after 1999 — old stock chosen on purpose to surface fixer-uppers.
  • The pipeline included a landlord abandoning a half-finished remodel, a seller who can no longer afford the house, and an owner caring for parents with dementia.
